Future Employment Precinct Land Development Opportunity in Riverwalk

A 47,090 SQM* parcel of land within the Riverwalk Estate at Werribee has been listed for sale by Stonebridge Property Group, represented by Julian White, Chao Zhang and Jacob Biviano.

The site, on the corner of Princes Highway and Pandava Road, is part of the approved Riverwalk Development Plan and is allocated as ‘Employment use’ – allowing for light industrial, office and retail (STPA).

Riverwalk is being delivered by Development Victoria, the Victorian Government’s property development and major projects agency, in partnership with Melbourne Water.

When complete, Riverwalk will include around 2,600 homes, two schools, a Town Centre and approximately 20-hectares of open space.

The City of Wyndham’s population is forecast to reach 501,634 residents by 2041, an increase of 56 per cent from 2023^.

 

“The expected population growth in the area, combined with the site’s flat topography, prominent corner position and size, make it an excellent proposition for future employment use development,” said Stonebridge National Partner, Julian White.

 

The development site has direct access to Princes Freeway and is only 3.5 km* from Werribee Train Station and 3 km* from Werribee Town Centre, making it a primely-positioned gateway to both the Riverwalk Estate and Werribee hub. As the Victorian Government’s property developer, Development Victoria builds homes and communities where people and businesses can thrive, creating vibrant places across Victoria.

Development Victoria has been delivering homes, infrastructure and open space throughout the Riverwalk Estate since 2011, which is already home to over 2,500 residents.

Part of 209 Geelong Road, Werribee is for sale via Expressions of Interest, which close at 3.00pm (AEST) on Friday 18 August 2023.
